Florida’s new rules, handled for you
Florida now protects homeowners who want turf, and it sets the standard for how turf goes in. Section 125.572 took effect July 1, 2025. On single-family lots of one acre or less, it stops local governments from banning turf that meets the state standard. The Department of Environmental Protection adopted that standard as Rule 62-308.100 in May 2026. It requires:
- permeable turf over a washed, natural-material base
- natural infill
- no heavy metals or added PFAS
- anchored edges
- a 10-foot setback from water unless a seawall is in between
- open access to septic tanks
We plan every Brevard job around those requirements. Our turf is lead and PFAS free, and our Flow-series backing is fully permeable.
HOA rules are separate. Florida law (§ 720.3045) keeps an HOA from restricting turf that isn’t visible from the street, neighbors, common areas or a golf course. Front-yard turf in an HOA usually still needs approval, and we provide spec sheets and samples for the application.
Less water, no fertilizer, cleaner lagoon
About 80% of Melbourne drains toward the Indian River Lagoon, and every Brevard city regulates lawn care to protect it. Nitrogen and phosphorus fertilizer is banned from June 1 to September 30, with fertilizer-free buffers along the water (UF/IFAS summary). Watering is limited to two days a week during Daylight Saving Time under the St. Johns River Water Management District schedule. A turf lawn needs neither fertilizer nor irrigation, and the state rule bars in-ground irrigation on synthetic turf. We cap those sprinkler heads during the install.
What Brevard yards need
Sandy coastal soil and a seasonally high water table make the base the most important part of the job. We excavate, then grade and compact a crushed-rock drainage base before any turf goes down. Waterfront and canal lots are common here. Typical Brevard projects include pool decks, putting greens near the seawall and dog runs on compact island lots.
