How we build commercial projects
What grass costs a Brevard property
Commercial grass in Melbourne is managed around rules, not just weather. St. Johns River Water Management District limits nonresidential irrigation to Tuesday and Friday during Daylight Saving Time and Tuesday only in winter, with no watering from 10 a.m. to 4 p.m. Brevard cities also ban nitrogen and phosphorus fertilizer from June 1 to September 30. Melbourne and West Melbourne keep a 15-foot fertilizer-free zone along water bodies, and Titusville requires 25 feet along the Indian River Lagoon.
That is a lot to schedule around for an entrance sign bed, a median or a retention-pond edge. Turf drops irrigation and fertilizer from the plan entirely.
Where turf fits on commercial sites
Turf works best on the strips grass struggles with. Medians, parking-lot islands, storefront beds, pool courtyards, dog stations at apartment complexes and HOA entrance features all see heat, foot traffic or poor sprinkler coverage. Melbourne averages highs near 90°F in July and August and about 51 inches of rain a year, so we build each area on a compacted, crushed-rock base graded to drain.
Products we specify
Bermuda is our commercial landscape turf: a four-tone C-blade with curled thatch at 1.5 inches that reads like a cut lawn from the road. Tropical Flow 50 is the lighter choice for medians and side strips. Malibu Flow 65 needs no infill for patios and amenity spaces. Each is Made in U.S.A., lead and PFAS free, and shipped from our Dalton, Georgia plant straight to Melbourne.
Permits and approvals
State turf protections stop at single-family lots. Florida § 125.572 and DEP Rule 62-308.100 apply to single-family residential property of one acre or less, so commercial and common-area work follows local code. We confirm the city or county requirements for your parcel before quoting, and supply spec sheets and samples for HOA boards and property managers.

Questions
Before you get a quote
Does Florida's new turf law cover commercial property?
No. Florida § 125.572 and Rule 62-308.100 protect turf on single-family lots of one acre or less. Commercial, multifamily and HOA common-area projects follow the city or county's own code, so we check the local rules for your site before we quote.
Can an HOA board put turf in common areas?
That is a board and covenant question, not a state-law protection. Florida § 720.3045 covers what owners place on their own parcels. We provide spec sheets, samples and a written price for the board packet.
What changes for our landscape contract?
Turf needs no mowing, fertilizing or irrigation. Crews shift to clearing debris and brushing, and the property no longer has to fit its look around nonresidential watering days.
Can you match turf across several properties?
Yes. Ordering one product, usually Bermuda, for every entrance, median and courtyard keeps the sites looking the same.
