How we build lawns & yards projects
What a grass lawn costs you in Brevard
A grass lawn in Melbourne runs on a schedule the water district and the county set, not you. Under St. Johns River Water Management District rules, homes water two set days a week during Daylight Saving Time and one day a week in winter, never between 10 a.m. and 4 p.m. Odd addresses water Wednesday and Saturday; even addresses Thursday and Sunday.
Fertilizer has its own calendar. Melbourne, West Melbourne and Melbourne Beach ban nitrogen and phosphorus fertilizer from June 1 to September 30, keep a 15-foot fertilizer-free zone along the water, and require a soil test before any phosphorus goes down. A turf lawn needs no watering and no fertilizer, so none of that applies to the yard anymore.
Built for sandy soil and summer rain
The base matters more than the turf here. UF/IFAS describes Central Florida soil as very sandy, and it holds neither water nor nutrients well. Melbourne also averages about 51 inches of rain a year, with September and June the wettest months.
We excavate the old lawn, grade the yard away from the house and compact a crushed-rock base in layers before any turf goes down. That keeps the surface flat after a week of afternoon storms and stops sand from washing out at the edges.
Picking turf for a Space Coast yard
Choose by how the yard gets used. Tropical Flow 62 is our usual pick for sunny Brevard backyards with kids and guests. Luxe Flow 75 is the fullest, softest lawn we make. Malibu Flow 65 needs no infill. Bermuda reads like a cut lawn and suits HOA-facing front yards. All four are Made in U.S.A., lead and PFAS free, and carry a 16-year warranty.
Florida law is on your side
State law now protects turf on most home lots. Florida § 125.572 keeps local governments from banning turf on single-family lots of one acre or less when it meets the state standard in Rule 62-308.100. We build every Melbourne lawn to that standard. HOA rules still apply to visible areas, and we help with the paperwork.

Questions
Before you get a quote
Can my city or county stop me from putting in a turf lawn?
On a single-family lot of one acre or less, Florida § 125.572 bars local governments from prohibiting turf that meets the state installation standard, Rule 62-308.100, in effect since May 19, 2026. We build to that standard.
My HOA has turf rules. Do I still need approval?
Often yes for front yards. Florida § 720.3045 stops an HOA from restricting turf that is not visible from the street frontage, a neighboring lot, a common area or a community golf course. For visible areas we supply spec sheets and samples for your architectural application.
How much does a turf lawn cost in Melbourne?
It depends on square footage, the turf you pick and how much base work the yard needs. We measure on site and give you a written price before any work starts, at no charge.
Will turf hold up to Melbourne's summer storms?
The base is what handles the rain. We excavate, then grade and compact a crushed-rock base so water moves down and away from the house. Melbourne averages about 51 inches of rain a year, most of it in afternoon thunderstorms, so we plan drainage at the site visit.
