Turf for Cocoa homes and storefronts
Cocoa projects split between homes and businesses. Cocoa sits on the Indian River Lagoon at SR 520 and US 1, with the historic Cocoa Village district and Cocoa Riverfront Park at its center. Homeowners call us for backyards and pet areas. Businesses near the Village and along the main corridors want storefront strips and medians that look good without a mowing crew.
For homes, Tropical Flow 62 is a durable, cooling lawn turf for full sun. For commercial frontage, Bermuda’s four-tone C-blade holds up to foot traffic and reads as a manicured lawn.
Living with Cocoa’s watering schedule
Turf ends the watering schedule for the areas it covers. City of Cocoa Utilities posts specific rules. During Daylight Saving Time:
- odd-numbered and no-address properties water Wednesday and Saturday
- even-numbered addresses water Thursday and Sunday
- commercial properties water Tuesday and Friday
In standard time it drops to one day a week. Year-round there’s no watering from 10 a.m. to 4 p.m. and a cap of 0.75 inches per zone per day. Florida’s turf rule also says in-ground irrigation can’t be used on synthetic turf, so we cap those heads during the install.
The same water reaches much of Brevard
Cocoa’s utility is one of the largest in the county, with more than 85,000 accounts. It serves Cocoa, Cocoa Beach, Cape Canaveral, Rockledge, Merritt Island, Viera and more, drawing on sources in east Orange County. Every irrigated lawn it doesn’t have to water helps that supply.
Built to the state standard
Every Cocoa install follows Florida’s turf rule (DEP Rule 62-308.100):
- permeable turf over a washed crushed-rock base
- natural infill
- no heavy metals or added PFAS
- at least 10 feet from the water unless a seawall separates them
On a riverfront lot, we mark that setback before we lay out seams.
Fertilizer
Cocoa’s fertilizer ordinance bans nitrogen and phosphorus from June 1 to September 30 and keeps a fertilizer-free zone next to the water. Turf doesn’t need fertilizer, so a turf lawn stays green through the summer ban.
