How we build commercial projects
Commercial sites are on the drought schedule too
SAWS drought rules cover commercial customers, not just homes, and turf takes the hardest-to-water areas off that schedule. As of October 2026, SAWS shows Stage 3 rules in effect. Under Stage 3, medians and neighborhood entryways without a street address can water only on Wednesday, between 5 and 10 a.m. or 9 p.m. and midnight. Commercial irrigation surcharges vary by water use and meter size. A small commercial site’s first non-compliance charge is $137, and repeat charges are higher.
That is a hard way to keep an HOA entrance or a storefront bed looking good. San Antonio averages about 122 days a year at 90°F or above (NOAA 1991–2020 normals), and one weekly watering doesn’t go far in that heat.
Where turf fits on a commercial property
Turf works best where people see the property: HOA entrances and common areas, medians, storefront beds, multifamily courtyards, restaurant patios and office frontage. It needs no mowing, fertilizer or irrigation, so it looks the same between service visits. For athletic fields, see our sports turf systems instead.
What to specify
- Bermuda for most entrances, common areas and storefronts: a four-tone C-blade with curled thatch at a 1.5-inch pile.
- Tropical Flow 50 for medians and narrow strips where budget matters.
- Malibu Flow 65 for patios and amenity decks, since it needs no infill to track inside.
All are Made in U.S.A., lead & PFAS free and carry a 16-year warranty. Specify one product for every site so properties with several entrances, or owners with several communities, match.
The base under it
Most of Bexar County is clay that swells when wet and shrinks when dry, according to the Alamo Chapter of the Texas Master Naturalists. We dig out the existing grass and topsoil, set grade and drainage, and build a compacted crushed-rock base so medians and entrances stay flat as the ground moves.

Questions
Before you get a quote
Do SAWS watering rules apply to HOA entrances and medians?
Yes. Under SAWS Stage 3 rules, areas without a street address, such as medians and neighborhood entryways, water on Wednesday only, 5–10 a.m. and 9 p.m.–midnight. Turf in those areas needs no irrigation.
What does SAWS charge commercial sites for violations?
SAWS lists a $137 first non-compliance charge for a small commercial site, which can be waived by completing a one-hour online course. Repeat charges are higher, and high-use commercial irrigation customers face higher charges.
Which turf should we specify?
Bermuda for most entrances, common areas and storefronts. Tropical Flow 50 is the lighter, lower-cost option for medians and narrow strips. Both carry a 16-year warranty.
Can we put the same turf on several properties?
Yes. Specify one product for every site so entrances and common areas match, and write the product name into your landscape spec.
How do we get a bid?
Call (210) 954-1803 with the site address and the areas you want covered. We walk the site and give you a written price.
