How we build commercial projects

Where the landscape budget goes

Most of what grass costs a St. Louis property is labor during a long growing season. NOAA normals for Lambert put the median last spring freeze on April 2 and the first fall freeze on November 4, a growing season of about 215 days. MU Extension recommends mowing tall fescue at 3 to 4 inches with a blade kept sharp all summer, and says a summer lawn may need 1 to 1.5 inches of water a week to stay green.

On turf, those visits become clearing debris and brushing traffic lanes.

The sites that pay back first

Turf makes the most sense where grass is hard to keep up or hard to reach. Common candidates:

  • HOA entrance monuments and common-ground strips
  • Medians and parking islands that crews have to mow around traffic
  • Storefront and office frontage where a worn lawn hurts first impressions
  • Apartment courtyards and pet-relief areas
  • Shaded strips under trees where grass thins out every year

Built for planned communities

A lot of St. Charles County grew as planned development, so many decisions here run through a board. WingHaven in O’Fallon is a 1,100-acre mix of homes, offices, retail, schools and a golf course begun in 1999. In Lake Saint Louis, the two private lakes are owned by members of the community association. We help boards with spec sheets, samples and a written price per area.

Water is not the main pitch here

Be realistic about water. Missouri American Water serves about 345,000 customers in the St. Louis area from plants on the Missouri and Meramec Rivers, according to West Newsmagazine, so supply is not usually the constraint. The case for turf in St. Louis is labor, appearance and the irrigation bill.

The spec

  • Bermuda: our commercial turf, a four-tone C-blade at 1.5 inches with curled thatch
  • Tropical Flow 50: the lighter option for medians and side strips
  • Malibu Flow 65: no infill, for patios and amenity areas

All are made in U.S.A., lead & PFAS free and carry a 16-year warranty.

Questions

Before you get a quote

Can you put together a packet for our HOA board?

Yes. We provide product spec sheets, samples and a written price for each area, so the board can review the same information at one meeting.

We manage several properties. Can they all match?

Yes. Order the same product for every entrance, median and courtyard so the sites look consistent. We quote each site separately after a walk-through.

What maintenance does commercial turf need?

Blow or rake off leaves and debris, brush high-traffic areas so the blades stand up, and rinse pet-relief spots. There’s no mowing, edging, fertilizing or irrigation schedule.

Is water savings the main reason to switch here?

Usually not. The St. Louis area draws on the Missouri River, so the bigger savings for most properties are the mowing, edging and repair labor, plus the lawn’s water bill.
